WHAT MUST I BRING WITH ME TO TOUR AN
APARTMENT?
We use
CheckpointID, a third party ID verification software to provide
real-time identity authentication. Any guest over the age of 18
must present a government-issued photo ID including driver's
license (U.S., Mexico, Canada) or passport (U.S. and international)
to tour the property. Please contact our office for more
details.
WHAT ARE THE RENTAL
QUALIFICATIONS?
Gross
monthly income must be 3 times the market rent. Satisfactory credit
and positive current and/or previous rental history required. A
criminal background check will be performed.

WHAT ARE ACCEPTABLE FORMS OF
EMPLOYMENT VERIFICATION?
We use
SNAPPT, a third-party service to verify the authenticity of any
qualification documents you supply as part of the application
process. Documents you provide to meet our qualification criteria
must be in digital original format. Please refer to the Income
section of the Qualification Acknowledgement for
details.
WHAT FEES ARE REQUIRED TO
APPLY?
$50 application fee per person, $100
administrative fee, and $100-$200 deposit depending on size of
apartment. We require the application,
administrative fee, and application deposit to be paid
with 3 separate forms of payments and in the exact
amount. Please feel free to contact our team with any
questions before submitting
payment.
DO YOU ALLOW PETS?
Yes we
do. Breed restrictions will apply. Pets require management
approval, verification of current vaccination record and a photo of
your pet. Please see the Qualification Acknowledgement for full
details.
HOW MANY PETS MAY I HAVE?
Up to 2
per apartment.
ARE THERE ANY DEPOSITS, SPECIAL FEES,
OR MONTHLY CHARGES TO HAVE A PET?
Yes,
there is a $175 non-refundable pet fee plus a $175 pet deposit
which covers up to 2 pets. $10 monthly pet rent per
pet.
DO YOU HAVE AN EARLY TERMINATION
OPTION?
Yes. We
have an early termination option available after 90 days of
occupancy. There will be additional fees
required.
WHAT UTILITIES WILL I BE RESPONSIBLE
FOR?
Water,
sewer, and electricity.

AM I REQUIRED TO HAVE RENTERS
INSURANCE?
Yes. You
are required to obtain a liability policy with coverage of
$100,000. As a convenience, we have partnered with
Homebody. You can enroll online through our portal or by contacting
them directly at Homebody.com or 1-877-577-0850. We strongly
encourage you to also obtain a policy that has coverage for your
personal belongings.
WHEN IS MY RENT PAYMENT
DUE?
1st of
the month.
WHAT DAY OF THE MONTH AM I LIABLE FOR
A LATE CHARGE?
A late
fee will be assessed on the 4th of the month in accordance with
your lease contract.
HOW CAN I PAY MY RENT?
At
this time, payments can be made in person with a cashier's
check, money order, or personal check. Cash and
temporary checks will not be accepted.
WHO IS THE CABLE AND INTERNET
PROVIDER?

ARE GAS GRILLS PERMITTED AT YOUR
PROPERTY?
Per the
fire code, grills are not permitted on patios/balconies or within
10 feet of any building. For your convenience, grills have been
provided in the courtyards.
DO YOU WORK WITH LOCATORS OR
REALTORS?
Yes. If you were referred to us through a locator service or realtor, it is essential to note that such services are not our employees but rather independent contractors.

You are responsible for informing your locator/realtor of our
company policy to ensure that any referral fees are processed. The
following conditions must be met for an invoice to be considered
for payment:
- The referring agent's name and company must be provided in
writing during your initial contact with the property, which should
be documented via a digital guest card.
- The Owner must approve the referring agent in
writing.
- You must maintain good standing (without any monetary or
non-monetary defaults of the Lease) for the residency period before
the Owner pays any referral fee. This period must be at least 30
days of the Lease term, and referral invoices must be received
within 60 days of move-in.
Failure to meet these requirements will disqualify your agent from
our referral program. Additionally, corporate leases are not
eligible for locator referrals, and licensed applicants cannot
self-refer and do not qualify for commissions from our referral
program.
We require copies of the broker's and referring agent's licenses to
process a commission invoice for locator
services.
how many people per bedroom are permitted?
